Selling Property TIPS - General Advice
Here we have a few basic tips. Follow the
links in the side navigation to see our full lists.
1. From despair to property magnet... All
property has something to offer, but it may not appeal as you live in it
today. The three major changes are layout, colour schemes and lighting.
All of which tweaked the right way can change the complexion of your
property from disaster to the top of everyone's shopping list.
2. De-clutter... I wouldn't have always
agreed with this concept until my last two moves over the last five years.
You need to start to pack personal items as if you're already moving. Show
houses are never full of furniture and ornaments. My last two moves... One
month into de-cluttering, my houses began to look like show houses. I
thought what am I moving for I like this house. You're not showing people
the house as you live in it, you're showing them the potential of how they
would like to live in it.
3. Don't rush into spending 20, 000 to
increase your house value by only 10, 000. You need to have a good thought
pattern. De-clutter and change the colour schemes to neutral; and then
enhance the appearance with selected lighting arrangements.
4. If a property is to be sold while the
market is buoyant, which are spring and autumn, it's much more likely to
attract the asking price. With that in mind take at least two months out
to prepare it for the sale. In theory the property should be pristine;
when in this condition it encourages greater enthusiasm by the potential
buyer.
5. Try and finish off all those small DIY
jobs that are visible. Chipped woodwork, dripping taps and damaged decor.
6. Often times an impression is made before
the potential buyer enters your property. Make sure the garden, fences and
pathways are clean tidy and in good repair.
7. If there any obvious defects in your
exterior property surfaces, such as missing tiles, broken bricks, cracks
and chipped paintwork, get these repaired so when your potential buyer
pauses to take in the exterior there aren't any hitches that start them on
the slippery downward slope of not buying.
8. Your view of what is right is often
blinkered by years of living in the house. Get a trusted friend or
relative who can be honest about what needs changing. Don't be offended by
their comments as these will be your blue print for putting the cosmetic
touches back in order.
9. Make sure your main doors, front, side
and rear are all in excellent condition. Possibly newly painted with all
door accessories gleaming. If you get get them smiling in anticipation as
they cross your threshold you're onto a winner.
10. If your kitchen units look tired spruce
them up with a lick of paint, varnish; perhaps even buy some new handles.
It is amazing what just a few pennies can do to improve a rooms
appearance. Try an avoid thinking you have an idea... Follow tried and
tested results that improve your houses appearance.

I changed my kitchen worktops, this seemed to transform the kitchen into
something special. Instead of spending on a budget I went overboard and
almost doubled the budget on some black worktops with sparkling stars. My
underneath cupboard lighting make them look fantastic. It was almost as if
I'd done the whole kitchen. Instead of 10, 000 for a new kitchen, I spent
just 400 on the worktops. Well it worked for me and sold my house to the
very first viewer

Magnolia colour may be the worst colour on the planet, but it is neutral.
Paint your walls in earthy colours, pastel but never in strong colours.
Allow your interior furniture to enhance a room and not the decor

Bedrooms are difficult to spruce up. But here is my suggestion. Buy a
duvet cover with matching cushions and curtains. The decor needs
freshening up, but no deep and strong colors, just pastel shades. the only
deep colors will be in the duvet, cushions and curtains. Perhaps one
further addition is to get the lampshades to follow the duvet theme in
color.

De-personalise. I couldn't always see it in my property until I went
viewing other people's properties. Take all family photos and scribbled
children's drawings away. The buyers are viewing the property not the
lifestyle.
